Text Messages to Leads That Get Immediate Results
If you’re in a situation where you need business (like..yesterday) and you’re sitting on some old leads, this video is for you! Learn how to reignite those leads and get things moving with two very simple text messages, one for sellers, and one for buyers, that will get things going today.
In fact, while this video is playing, you can send these text messages, but I would encourage you to wait until the end!
This strategy is best for leads that are three to six months, minimum, or older. Now, could you go younger than three months? You could. But ultimately, you’re going to see, based off of what I’m saying in these text messages, that it benefits with age. That the more aged your leads get, the better this text message is gonna work.
You could start with leads that are twelve, eighteen, twenty-four months old, or six, eight, ten months old. You could work around different ages to see what works best, but ultimately, I want you to go for some of the older leads. Find the leads that were hot, that were ready to buy or sell and then all of a sudden they went quiet and stopped responding to you. That’s who you want to be reaching out to. The goal is to get those people reignited and these text messages are gonna do it.
Text Message Prospecting
Now, how do you use this? Start by setting up a text messaging prospecting hour. See a lot of people hate prospecting. They’re like, “Travis, I’m not going to pick up the phone. I’m not going to spend an hour calling.” So I came up with this.
This is a great strategy if you’re new to this or if you need to get used to blocking an hour. Here’s how this works: for an hour each day, send text messages to old leads, to your sphere of influence, and to people you’re trying to engage with. You can get a lot done in an hour of sending text messages, and you know what? In today’s world, a lot of people appreciate receiving a text message versus a phone call. This can be a great way of getting your prospecting done and getting the lead generation stuff happening, without actually having to pick up the phone and do it.
Text to Sellers
Very simply it says this: “Hey, Joe! A few homes just sold in your area and it’s likely changed the value of your home. Can I send you an updated estimate of its value?”
Now, why does this work? A couple of reasons. Number one; you’re peeking their curiosity. You’re saying hey, things are moving in your area and it’s likely changed the value or it has changed the value of your home. Can I send you an updated estimate of its value? You’re not asking them if they’re still interested in selling, you just want to know if they want to know what their home is worth in today’s market, yes or no, based off of what’s been happening.
Letting him know that other homes have been selling in his market makes him think, wait a minute, that could’ve been my home. This works because you’re keying in on different emotions in here and this gets people to respond.
We’ve had people in our live events send this text message. One gentleman picked up a million and a half dollar [$1,500,000][/$1,500,000] listing by sending this out because it got his lead back in the mix, got them back in the conversation, and he was able to secure the listing. This stuff works, and it works quickly.
Text to Buyers
Now, the text for buyers is very simply this: “Hey, Joe! A few new homes hit the market I think you’ll love. Would you like me to send you the info? -(Your Name)“.
By the way, always include your name at the bottom of the text. Not in an automated signature line, by the way. Pull out your automated signatures; friends don’t text friends with signature lines. So you’re just sending something with a little bit and reminding them who you are because you probably aren’t stored in their phone.
Here’s why this text works; it’s so simple. Can they go online and figure out which homes hit the market, yes or no? Of course they can! Do they know which ones you think they’re gonna love? No they don’t. And that’s the key. That’s the hook here. They can go find homes on there, but you know what they like, you know what they love, this text is a way to let them know you’re thinking of them and that you’re still trying to find the perfect home that they’ll love. This also lets you know that they’re still looking asnd that they’re still interested. It’s a win-win. It gets people to respond.
